Hardwood flooring features a genuine wood surface and remains one of the most desirable flooring options in luxury homes. It offers unmatched warmth, character, and longevity.

There are two primary types:

Solid Hardwood

Solid hardwood is milled from a single piece of wood, typically about ¾-inch thick. One of its greatest advantages is its longevity—it can be sanded and refinished multiple times throughout its lifespan, allowing homeowners to restore its beauty for decades. Because wood naturally responds to changes in humidity, solid hardwood is generally not recommended for moisture-prone areas such as basements.

Engineered Hardwood

Engineered hardwoods have a thin layer of hardwood as the wearable layer but has a core of plywood or high density fiberboard underneath. This makes it more stable and more resistant to warping in high moisture areas. 

Depending on the thickness of the wear layer, many engineered hardwood products can also be refinished, making them an excellent option for family homes that require both beauty and performance.

What is Luxury Vinyl Plank Flooring (LVP)?

Luxury Vinyl Plank, commonly referred to as LVP, is a synthetic vinyl flooring product designed to replicate the appearance of hardwood.

Its popularity stems from its affordability, water resistance, and ease of maintenance. LVP does not require specialized cleaning products and can be installed in spaces where hardwood may not be ideal.

However, LVP remains a manufactured product. It cannot be refinished, and over time it may show scratches, dents, or edge damage. While often marketed as "waterproof," moisture that penetrates beneath the planks can still create problems.

My Opinion

When designing luxury homes, I believe authentic materials matter. Hardwood flooring not only elevates the visual quality of a home, but it also contributes to long-term resale value and architectural integrity.

For clients seeking a timeless, high-end result, hardwood remains my preferred flooring recommendation. While LVP may serve a practical purpose in certain situations, luxury buyers consistently place a premium on genuine materials.

Carpet continues to be one of the most misunderstood flooring materials. Today's premium carpets bear little resemblance to the synthetic shag carpeting many homeowners associate from the 70s. In thoughtfully designed family homes, carpet can serve both functional and aesthetic purposes.

Carpet offers exceptional acoustic benefits, making it particularly valuable in multi-story homes. It absorbs sound, softens footsteps, and contributes to a quieter environment—especially beneficial in homes with children and teens.

Many homeowners choose to install hardwood throughout primary living spaces while incorporating carpet in bedrooms and upper-level areas for added comfort and noise reduction.

Carpet Materials

Synthetic Carpet

Synthetic carpeting is generally more budget-conscious, stain-resistant, and easy to maintain.

Common materials include:

While practical, synthetic carpets are petroleum-based products and typically do not offer the longevity, softness, or environmental benefits of natural fibers. Synthetic carpet is not biodegradable and shows wear faster as the fibers flatten faster under foot traffic.

Wool Carpet

Wool is widely regarded as the gold standard in carpeting.

This natural fiber offers exceptional durability, softness, insulation, and sustainability. High-quality wool carpet can last 20 years or more when properly maintained and naturally regulates temperature throughout the year.

Wool is also naturally flame-resistant and contributes a level of luxury that synthetic fibers simply cannot replicate.

Its primary drawbacks are cost and the need for professional cleaning and maintenance. However, many homeowners find these considerations worthwhile given wool's beauty and longevity.

My Opinion

If your budget allows, I almost always recommend wool carpeting for bedrooms and secondary living spaces.

Not only does wool feel noticeably more luxurious underfoot, but it also ages beautifully. In my experience, maintenance is often less complicated than homeowners expect, and the long-term performance justifies the investment.

Natural Stone Countertops vs Man-Made Countertops

Countertops are among the hardest-working surfaces in any home. Selecting the right material requires balancing beauty, durability, maintenance requirements, and lifestyle considerations.Before discussing individual materials, it's important to understand countertop finishes.

Finish Options

Polished

A polished finish creates a reflective, glossy surface that enhances color, movement, and veining within the stone.

Advantages:

• Easier to wipe clean
